This was for Phipps Farm & Ranch operation and was our only overnight funding, as the clients, very honorable, yet in default with a trustee’s sale scheduled for the following day. Investors were put in the car and driven to see the parcels, found the low LTV and operations to be favorable and secured by enough protective equity to mitigate risk. It will be a 55+ community, with an on-site Pub, Conway’s to act as the center piece for the community for entertainment and dinning.
His plan is to build this facility in Hattiesburg and then duplicate the project plan in other cities across the country. This is a $12.4 million dollar construction/development project. The developer/investor will have a 16% equity stake or $2 million. Seeking a debt deal of $10,371 million or approximately 84%. The developers bio is listed on the website listed above for the project. He is a highly successful commercial realtor and developer in Mississippi. I have attached a outline of his personal financial statement. States he has a net worth of $8.1 million. I’m sure we will have to bring in additional equity partners to reduce the debt piece down to 80% or below.

The sponsor/developers we represent are seeking 90% in construction financing as part of the $32.5 million project to build a 280+ apartment building in the city of Kannapolis, North Carolina. The sponsors and private equity investors are making up the remaining $2.8 million. The city is building a $25 million baseball stadium to house the Chicago White Sox’s minor league A ball team.
